Hosteria de Almagro Valdeolivo (hereinafter the Hotel or the Asset), located in the historic centre of Almagro, near Ciudad Real.
The Asset, a three-star rural hotel, has eight double rooms for guests, restaurant, pool and a private dwelling composed of three bedrooms and two bathrooms. The mentioned dwelling can be rented as an independent apartment or by rooms as part of the hotel.
The Asset stands out for its high levels of ADR and online reputation, as well as for its highly detailed architecture, which was carefully maintained after its 2002 refurbishment
Almagro received a total of 437,723 visitors in 2018, surpassing 736,673 overnight stays in hotel establishments, which meant a Compounded Annual Growth Rate (CAGR) of 5.2% since 2014.
As for hotel’s KPIs, the ADR has remained stable while the occupancy of the city has increased considerably in recent years, reaching 46% in 2018, an increase of 29% more on occupancy levels in 2014.
It is important to note that the city not only continues to attract an increasing number of visitors year after year, but that from 2014 to 2018, it experienced a significant increase in both national and international overnight stays of 54.3% and 58.6%, respectively.
This increase in hotel demand, driven by the demand generators of Almagro, has resulted in a 6.8% Compounded Annual Growth Rate (CAGR) of the city´s RevPAR from 2014 to 2018.
The Asset is located in the historic centre of Almagro, in the province of Ciudad Real, between what was the city´s old Arab and Jewish quarters, allowing guests to take a short walk to the most interesting points of the city, including the Church of San Agustina, and in the main square, the Municipal Theatre and the National Museum of Theatre.
As far as the hotel operation goes, its high ADR stands out well above the market average. In 2018, the average occupancy of the hotel was 38.8% with an ADR of €82.48 and a RevPAR of €31.93. The hotels high season, which runs from April through August, generated 55% of the annual revenue. Demand is also high during weekends, long weekends, Easter and other holidays throughout the year, appealing to leisure clientele in search of culture and a culinary offering.
The Hotel enjoys excellent online ratings, with ratings of 9.2 on Booking and 4.5 on TripAdvisor as of May 2019, thanks to the comfort of its rooms, cleanliness and central location. Hundreds of online reviews consistently praise the privacy, silence and combination of comfort and authenticity of this wonderful establishment.
Currently, the Hotel’s restaurant is not trading despite having everything necessary to begin trading immediately, which presents a unique opportunity to significantly increase the revenue generated.
Finally, the hotel can easily increase its number of guest rooms from 8 to 12 by incorporating two of the rooms in the private house, as well as turning the current office and the gallery along with the reading room into rooms for guests.

Corral de Comedias (comedy theatre) of Almagro
The Corral de Comedias is the only comedy theatre of its kind which has remained intact and active since the beginning of the 17th century. The theatre benefits from high levels of cultural tourism activity throughout the year and has recently been nominated as a World Heritage Site candidate.
Cerro Gordo Volcano
This volcano, historically exploited as a quarry, is probably the best musealised example that can be visited of the entire volcanic region of Calatrava. One of the few opportunities for the those who want to explore in a didactic and simple way the volcanism of the Iberian Peninsula.
International Classical Theatre Festival of Almagro
First held in 1978, the 25 day celebration has become the leading festival 16th and 17th century theatre and involves the entire city of Almagro, including its inhabitants and its spaces (including theatres, churches, patios, squares and museums) which become stages for the countless performances of theatre, music, dance, exhibitions, workshops, debates and others.
Museums
Almagro has several museums, the most important being the National Museum of Theatre due to its permanent exhibitions. Other museums include the Campo de Calatrava Ethnographic Museum, the Lace Museum and the Contemporary Art Space (the former San Juan Hospital).
